Puerto de la Duquesa was built in the 1980s around a private marina and expanded through the 1990s and 2000s with adjacent residential developments. Legally, it is not one entity — it is a mosaic of separate residential communities plus a supra-community (mancomunidad) for the marina infrastructure, common gardens and shared security.
Every purchase in Duquesa needs debt clearance from both the block community and the supra-community. Sellers routinely produce the first and forget the second. That forgotten €400-€1,200 supra-community debt transfers to the buyer on the day of the deed unless caught during due diligence.
Marina berths — owned or leased?
The marina itself is operated under a concession. Some berths are privately owned (freehold-equivalent); most are held under long-term leases from the marina operator. Apartments advertised as "with a berth" are frequently referring to a personal lease that terminates on sale. We insist on a written declaration of berth status attached to the arras contract — a step most lawyers skip.
