The town

Working coast, not a resort.

San Luis de Sabinillas — usually just "Sabinillas" — is the largest town centre in the Manilva municipality. It grew as a fishing village and now hosts most of the year-round expat community. Streets are gridded, the paseo runs the full length of the beach, and everything a resident needs is within walking distance.

For buyers this matters legally: Sabinillas properties are largely primary residences, not investment properties. That changes the IBI classification, the community fee structure and, if you rent it out, the tax treatment.

The seafront blocks

Buildings on Calle Duquesa de Arcos and the parallel roads facing the beach are typically mixed-use: retail on the ground floor, apartments above. The community by-laws in these blocks allocate expenses between residential and commercial owners. Fees look higher on paper because they include the shared façade, lifts and pavement repair — we always break this out in the pre-purchase report.

Short-term rentals (VFT)

Sabinillas is one of the strongest short-term rental markets in the municipality. Legal short-term letting requires:

  1. A tourist licence number (VFT) from the Junta de Andalucía.
  2. Community by-laws that permit short-term letting (not automatic).
  3. Quarterly Modelo 210 filings on rental income.
  4. An energy certificate.

We check the by-laws before your reservation deposit. Discovering that letting is prohibited three weeks in is a familiar, avoidable disaster.

What makes Sabinillas different from Puerto de la Duquesa?
Sabinillas is a working coastal town rather than a marina resort. Property is mostly apartments and townhouses from the 1990s onwards. Paperwork tends to be cleaner than in Duquesa but community fees on seafront blocks can include a substantial commercial contribution because the ground floor is retail.
Which streets in Sabinillas should I be careful about?
The seafront pedestrian street (Calle Duquesa de Arcos and its parallels) has mixed residential-commercial community by-laws. Community fees are higher than pure residential blocks. Always verify the fee breakdown — noise complaints from bars below can also affect resale value.
Is Sabinillas covered by Manilva town hall or Casares?
Sabinillas is part of Manilva municipality (Ayuntamiento de Manilva). Licences, IBI, waste tax and town-hall procedures go through Manilva. Only the northernmost Sabinillas neighbourhoods brush the Casares border — those need verification of the exact catastro coordinates.
